SERVICES

We are confident in providing the Full Scope of architectural services.

Before a pencil meets paper, we spend time understanding the life your home is meant to hold. That is where the design quietly begins. Once the design brief is understood we can adivse on all recommended services along the project lifespan.

          Services

Major Renovations

Full architectural design and oversight of a major residential renovation — from concept through construction.  A renovation, designed with the same depth, care, and rigour as a new build — and led personally by the principal.

          Services

Site & Property Guidance

Before you commit to a piece of land or an existing home, the right architectural advice is invaluable. We assess sites and properties for their potential, their constraints, and the way they sit in their setting — so you make a confident, informed decision before the design journey begins.

          Services

Construction Oversight

A continuous, hands-on architectural presence through the build. Regular site visits, design protection, decisive answers to contractor queries, and quality review against the specification — to make sure the home you receive is the home that was designed.

          Services

Visualisation & Landscape Integration

Photo-real 3D visualisations that allow you to see the home before it is built. Landscape design fully integrated into the architecture — because the garden, the courtyard, and the threshold between inside and outside are part of the home, never afterthoughts.

          Services

Frequently Asked Questions

The questions worth asking before you begin.

What architectural services does CF Architects offer?

CF Architects offers five residential architecture services: Architectural Design for new builds, Site and Property Guidance, Major Renovations, Visualisation and Landscape Integration, and Construction Oversight. Every service is led personally by Curtis Fleur, the studio’s SACAP-registered principal architect.

Does CF Architects design renovations as well as new builds?

Yes. Major renovations are one of the five core services. Renovations are designed with the same depth, care, and rigour as new-build commissions — and led personally by the principal. The studio’s recent work includes The Morningside Renovation (a full interior architecture and material specification project in Morningside, Gauteng).

Does CF Architects handle municipal plan submissions?

Yes. CF Architects manages the full plan submission process on the client’s behalf in Johannesburg and where online submissions are available. We will source Council Runners for all other areas within South Africa — producing the required drawings, lodging the application with the relevant local authority, addressing comments from the council, and following the application through to approval. In Gauteng, this is most commonly the City of Johannesburg metropolitan municipality.

Can CF Architects work outside Gauteng?

Yes. The studio works across Gauteng, the Garden Route, the Western Cape, and broader sub-Saharan Africa. Current commissions include The Charles Residence in Bryanston and Azure Horizon on Lake Malawi. Travel and on-site cadence is calibrated to the demands of each project.

What is the typical price range for a CF Architects project?

CF Architects works at the middle to upper end of residential. New-build projects typically begin at approximately R6 million in construction cost; major renovations from approximately R2.5 million. Architectural fees follow the SACAP-published guidance and are typically calculated as a percentage of the construction value, with a written fee proposal provided after the initial discovery conversation.

Does CF Architects produce 3D visualisations?

Yes. Photo-real 3D visualisations are produced as part of the design service — typically during the Concept Development and Refinement phases — so that clients can walk through the design before construction begins. Landscape design is integrated into the same visualisation work, because the garden, the courtyard, and the indoor-outdoor threshold are part of the architecture, not afterthoughts.

          IMAGINE THIS

Coming home — and feeling comfort.

The way the morning light arrives in exactly the corner where you want to sit with coffee. The way the living room gathers people without effort. The way the verandah, the firepit, and the late afternoon light pull the household outside as the day softens. The way the garden feels like a continuation of the house rather than something beyond it.

Five years from now — ten, fifteen — still loving where you live.Still discovering small pleasures in the way it was made. That is the home CF Architects sets out to design, with every commission, for every client we are entrusted with.
